Outlined below are the three levels of service offered, however, we maintain a flexible attitude and are generally able to adapt our services to meet your individual requirements.
Fully Managed Service: Our fee for this service is 11% of the monthly rental including a FREE rental insurance and legal expenses policy. Unlike most other agencies we DO NOT charge an initial letting fee on this service!
This is our all inclusive package, which provides for the marketing of your property, carrying our accompanied viewings, the vetting of prospective tenants, preparing the tenancy agreement and inventory. The tenant will then be checked into the property and all relevant paperwork will be posted to you for your information. The basic utilities will be transferred into the tenants names along with the opening readings.
During the tenancy we will carry out quarterly inspections providing you with a full written report. If any maintenance issues come to light we will (within the confines of our management agreement) arrange, oversee and account for any repairs or contact your nominated tradesman to arrange for the repairs to be completed. Collect and process rental payments, which will then be credited to your nominated bank account. We will provide you with a monthly statement and if required we can provide you with an annual statement for tax purposes.
Towards the end of the tenancy, we will liaise with the tenant to renew the tenancy agreement, or to arrange checking them out of the property and re-marketing as applicable. This service is ideal for landlords who do not reside locally or would rather not deal with the tenants directly, preferring all aspects to be handled by an agent.
Letting Only Service: Our fee for this service differs depending on the monthly rental of the property (See Fee Structure - No Hidden Charges for a Breakdown).
Our letting only service includes marketing of the property and carrying out accompanied viewings leading to the introduction and vetting of a prospective tenant. This proving satisfactory, we will then go ahead and prepare the tenancy agreement and all necessary paperwork including a full inventory.
Following this the first months rent and security deposit will be collected which will then be passed on to you less our agreed fee. Tenants will be checked into the property and all relevant paperwork will be posted to you. The basic utilities will be transferred into the tenants names along with the opening readings. Managing the tenancy including maintenance and rent collection will then be the responsibility of yourself.
Letting and Rental Collection Service: Our fee for this service is a set up fee of £200 plus V.A.T. and 6% of the monthly rental.
This service is as the letting service detailed above but in addition we collect the rental payments from the tenants. On a monthly basis, this will then be credited to your nominated bank account, less our agreed fee. Managing the maintenance will then be your responsibility.
